$85m for riverside mansion
Mr Porteous says the mining heiress’s 43 Saunders St compound will be sold by expressions of interest, but don’t bother calling unless you’ve got $85 million or so to spend
Mrs Bennett’s fortune comes courtesy of her late father Peter Wright’s iron ore discoveries with the late Lang Hancock - and Mr Porteous is confident he won’t have a problem finding another multimillionaire to buy the property.
"There are tons of them out there," he says. "It’s the best property in Australia."
The mansion includes a three-level main home, a guest house, a boathouse and a private jetty.
Though Mr Porteous believes the property will sell intact and be kept as it is, others think it is more likely to be bought by a developer, demolished and subdivided.
Mr Porteous’s wife Rose’s mansion Prix d’Amour languished on the market for three years before they demolished it and created 10 blocks from the land. Three blocks were carved from the former Beckwith mansion at 20 Jutland Pde, Dalkeith, before it sold. And a mock Georgian mansion on 132 Victoria Ave, Dalkeith, had 1887sq m shaved from it to achieve a sale.
Mosman Park specialist Peter Burns, of Mack Hall & Associates, says the Bennett property has the potential to be subdivided into nine or 10 blocks.
"You’d have to demolish the house to do it because of the way the house is built across the property," Mr Burns says.
"You would get $9 million each for the blocks if you did. It would also be a great site for apartments, if you could get the zoning changed
Mr Burns says he recently sold a property at the river end of Wellington St just above Saunders St for $8.8 million.
"That was effectively block value and equates to about $9000 a sq m," he says.
That puts the block value of Ms Bennett’s property at about $68 million.
If the property sells intact, it will demolish the Australian record for a house $28 million for Sydney mansion Altona.
Perth’s record is $15 million for a house on Bindaring Pde, Claremont, which Mr Porteous also sold. (It is yet to settle.)
