I came across the linked document recently. It discusses a few options and includes order of cost estimates.

But like all the other proposals - where's the money coming from? Until that question gets answered we can safely ignore this proposal.

Which breach current height restrictions for the area.

Local residents would be (quite rightly) up in arms if anything like this got approved. As usual nobody thinks of transport. The fact is that Pittwater Rd is a disaster already and this would just magnify the problem significantly.

If the mythical Northern Beaches rail line ever got built that would change the equation completely. But that's got even less chance than this stadium proposal has of getting built.

I have a feeling the funding will eventuate for Brookvale. Simply because for Manly, playing home games anywhere else in Sydney is not an option. It won't work, their fans won't travel. (not blaming them, I wouldn't if I were in their shoes)

The various govts will eventually pony up.

Their fans are so whinny when it comes to playing like the Roosters at SFS or the Doggies at ANZ but there was quite a turnout of Sea Eagles fans at Parramatta though.

That is because they don't like to travel (same reason why they get low crowds at Brookie)

The issue with this proposal is less about the stadium itself and more to do with the gigantic residential towers associated with the development. Pittwater Rd is bad enough as it is without this sort of massive increase in residential development.

I can't remember where I was reading it, but someone was writing that there are residents up there who oppose improved public transport and roads because it will both encourage greater development and greater weekend influx in the summer time.

The problem with that is that as with all of Sydney, as we stretch from 4m to maybe 7m people over the next 50 years, greater development is on its way so they'd better get used to it and start thinking about the transport and road improvements that are needed rather than piss and moan.

What's needed is a rail line, but I can't see that being funded in my lifetime.
